
JEFFERSON - PHASE 2
This grouping of 3 townhomes sits directly across the street from its sister development - Jefferson Phase 1. Both residential infills replaced blighted properties which were no longer fit for habitation. Together these two developments create something of a subdivision, densifying this urban, midtown environment as the surrounding Overton Square entertainment district continues to grow. They also fall in line with the city of Memphis’ trending development motto of ‘Up not Out,” which seeks to centralize, better utilize and densify around it’s major economical anchors in various districts throughout the city.
Jefferson Phase 2 expands and evolves the Phase 1 design by subtracting a level of height, spreading out a bit, and adding a front porch to the street facing unit in order to better reflect the surrounding context of single-story, mid-century bungalows. In conversation with community members, it was agreed that some significant visual cues of the neighborhood residences were the gabled roof forms and the presentation of a front porch. Each unit is approximately 2500 sq ft, with 3 bedrooms, 3 1/2 bath, a two car garage, and an exterior rooftop balcony.
